Port Moody Neighbourhood Guide

What is it like to live in Glenayre, Port Moody?

The short answer

Glenayre is a small, mostly flat, family-friendly neighbourhood in southwest Port Moody, at the foot of Burnaby Mountain where Port Moody meets Burnaby and Coquitlam. Its heart is Glenayre Elementary, a busy dual-track school with English and French immersion. Most homes are older detached houses, so plan a budget for updates. Burquitlam SkyTrain, SFU and the Barnet Highway are all close. The typical detached home was $1,516,700 in June 2026, according to the Greater Vancouver Realtors MLS Home Price Index.

I'm Mild, a licensed realtor with TRG The Residential Group Realty. My family has lived next door in College Park for more than 10 years, and Glenayre and College Park are so close they feel like one community. The Halloween event I organize for College Park families is held right here in Glenayre, I join the Easter event every year, my son went to Glenayre Elementary, and I have friends and neighbours all over Glenayre. This page is what I tell families who ask me about it.

Glenayre in a neighbour's words

Flat and family friendly

Unlike College Park on the hillside, Glenayre is mostly flat. That makes it easy to walk kids to school, push a stroller or ride bikes, and it is a big reason families love it.

A busy school at its heart

Glenayre Elementary is the centre of the neighbourhood. Expect a lively school-day rhythm, plenty of young families, and drop-off and pick-up times that get busy.

Events that bring people out

The College Park Halloween event I organize is held here in Glenayre, which shows how close the two neighbourhoods are. The Easter event is another one families look forward to every spring.

Where is Glenayre?

Glenayre sits in the southwest corner of Port Moody, at the base of Burnaby Mountain, near Clarke Road and North Road where Port Moody meets Burnaby and Coquitlam. College Park is right next door. Some homes back onto the greenbelt, and Burquitlam, Lougheed and SFU are all a short drive away.

Homes in Glenayre

Glenayre is mainly detached houses on family-size lots, with some townhouses nearby along Clarke Road. Many homes are older, so the most important advice I give buyers is to budget for updates: roof, windows, heating, kitchens and bathrooms. A thorough home inspection is a must, and an older home on a good lot can still be a smart long-term buy.

Own in Glenayre? What your lot may allow

Since June 2024, Port Moody's zoning has allowed small-scale multi-unit housing (SSMUH) on many single-family lots without a rezoning. Depending on your lot and the City's SSMUH map, that can mean three, four or six units, or a laneway or coach house. On an older home, lot potential can matter as much as the house itself when you price it. Always confirm with the City of Port Moody.
