Coquitlam Neighbourhood Guide

What is it like to live in Austin Heights and Maillardville, Coquitlam?

The short answer

Austin Heights and Maillardville are two established, side-by-side neighbourhoods in southwest Coquitlam. Austin Heights is built around the shops and restaurants of Austin Avenue, with Mundy Park nearby. Maillardville is Coquitlam's historic French-Canadian neighbourhood. Both offer older condos, townhouses and detached homes, often with more space for the price than newer areas like Burquitlam. The typical detached home in Maillardville was $1,638,100 in August 2026, based on Greater Vancouver Realtors data.

I'm Mild, a licensed realtor with TRG The Residential Group Realty. I've helped condo buyers, first-time buyers and newcomers to Canada buy here, I helped a family buy a detached home in this area, and I helped buyers secure a new presale condo here at a great price. I know these streets from showings and open houses, and from my own errands and friends here. This page is what I tell buyers who ask me about them.

Two neighbourhoods, side by side

Austin Heights

The everyday heart is Austin Avenue, with shops, restaurants, grocery stores and services. Mundy Park, one of Coquitlam's biggest green spaces, is close by for trails and weekend walks.

Maillardville

Coquitlam's French-Canadian heritage neighbourhood, with older homes, mature trees and a strong community feel. The Festival du Bois at Mackin Park celebrates that history every year.

My top tip: older homes need a budget for updates

Many homes here are older, which is part of why they offer good value. Before you buy, plan a budget for updates and get a thorough inspection: roof, windows, plumbing, electrical, drainage and heating. For condos, read the strata minutes and depreciation report closely.

A real example

I helped a client buy a detached home in this area. It gave them more space for the price than other neighbourhoods they looked at, a suite to help with the mortgage, and room to renovate and add value over time. An older home with the right bones can be a smart long-term buy.

Homes in Austin Heights and Maillardville

Condos

Mostly older low-rise buildings plus new presale projects, often at lower prices than new towers near SkyTrain. I recently helped buyers secure a presale condo here at a great price. A good fit for first-time buyers and newcomers.

Townhouses

Established complexes and some newer infill, a natural step up for families outgrowing a condo.

Detached homes

Older houses on family-size lots, many with suites or room to renovate. Always confirm a suite's status with the City of Coquitlam.

Mundy Park's forest trails and lakes are nearby, plus neighbourhood parks like Mackin Park, home of the Festival du Bois.

Getting around

Burquitlam and Lougheed SkyTrain stations are a short drive or bus ride away, and Lougheed Highway and the Trans-Canada connect you to Burnaby and Vancouver.

Schools

Austin Heights and Maillardville are in School District 43 (Coquitlam), and catchments vary from street to street. Some families also choose French programs, which fits Maillardville's French-Canadian roots. Always check the exact address with the SD43 school locator.

For Thai and newcomer families

Many newcomers like this area because it offers more space for the money than newer neighbourhoods, everyday shopping on Austin Avenue, and quiet residential streets. I've helped newcomers buy here and can guide you in Thai or English. See also my guide on how newcomers buy a first home in BC.
