Not sure which Tri-Cities neighbourhood fits your family? I'm Mild, a licensed realtor with TRG The Residential Group Realty, and I've lived in College Park, Port Moody, for more than 10 years.
I wrote a guide for each area I know well: College Park, Glenayre and Heritage Woods in Port Moody, and Burquitlam, Austin Heights and Maillardville in Coquitlam. There's also a schools guide for French immersion and Mandarin. Start below, or ask me in Thai or English.

A quiet family neighbourhood on the forested east slope of Burnaby Mountain, on the south side of Port Moody. You'll find 1970s and 1980s houses on large lots, plus townhouses and low-rise condos. Rocky Point Park, Brewers Row and SFU are minutes away, and the Barnet Highway takes you into Burnaby and Vancouver. This is my home, and I help organize our block parties and holiday events.
Right next to College Park. Small, mostly flat and very family friendly, with Glenayre Elementary, a dual-track English and French immersion school, at its heart. I organize the College Park Halloween event held here.
A master-planned family neighbourhood north of Port Moody's centre, next to Anmore, with schools including Heritage Woods Secondary, forest trails and Buntzen Lake close by. It's mostly car dependent. The guide shares real upsizing stories: condo to townhouse, townhouse to house, and a move into the catchment.
A busy, fast-growing area around Burquitlam SkyTrain in southwest Coquitlam, with new condo towers, presales and the Bettie Allard YMCA. Many of my first-time, newcomer and presale buyers start here. My number one tip: read the strata documents before you buy.
Two side-by-side neighbourhoods in southwest Coquitlam. Austin Heights centres on Austin Avenue and Mundy Park, and Maillardville is Coquitlam's historic French-Canadian neighbourhood. There are condos for first-time buyers, townhouses, and older detached homes, some with suites. My tip: if you buy an older home, keep a budget for updates.
The question families ask me most: do we have to buy in the catchment to get into a program? In SD43, French immersion and the Walton Mandarin Bilingual Program are Programs of Choice. Spots go by random draw, with sibling priority, not by address. For September 2027, applications are open January 7 to 13, 2027.
My advice: buy a home you love, and treat the program as a bonus. Being close helps, but it isn't a guarantee.
Many families I help are moving from a condo to a townhouse or house in the Tri-Cities. Try the Can We Upsize? calculator first, and see what moving up costs on my upsizing costs page. New to Canada? Start with How newcomers buy a first home in BC.
I'm Mild, a licensed realtor with TRG The Residential Group Realty. I've lived in College Park, Port Moody, for more than 10 years, and I help buyers and sellers across Port Moody and Coquitlam, in Thai and English. Each guide on this page comes from my own time in these neighbourhoods.
It depends on what your family needs. College Park is quiet and green, with block parties and holiday events. Glenayre is small and mostly flat, with a dual-track English and French immersion school. Heritage Woods has forest trails and its own secondary school, but you'll mostly need a car.
Look at Burquitlam, around Burquitlam SkyTrain, for new towers, presales and older low-rise condos. Austin Heights and Maillardville next door also have condos that suit first-time buyers. Whatever you choose, read the strata documents first. The Burquitlam guide shows what to look for.
Usually no. In SD43, French immersion and the Walton Mandarin Bilingual Program use a random draw with sibling priority. For September 2027, apply January 7 to 13, 2027. The schools guide walks through each step.
Yes. I speak Thai and English, and I help Thai families buy and sell in Port Moody, Coquitlam, Burnaby and across Metro Vancouver, including the city of Vancouver.
