Port Moody Neighbourhood Guide

What is it like to live in College Park, Port Moody?

The short answer

College Park is a quiet, family neighbourhood on the south shore of Port Moody, on the forested east slope of Burnaby Mountain. It mixes 1970s and 1980s houses on large lots with townhouse complexes and low-rise condos, many with indoor pools and green space. You are minutes from Rocky Point Park, Brewers Row, SFU and two SkyTrain stations, and the Barnet Highway takes you straight into Burnaby and Vancouver. The typical detached home was $1,545,000 in June 2026, according to the Greater Vancouver Realtors MLS Home Price Index.

I'm Mild, a licensed realtor with TRG The Residential Group Realty. My family has lived in College Park for more than 10 years, I own property here, and I have helped both buyers and sellers in the neighbourhood. I'm also the neighbour who helps organize, volunteer at and sponsor our block parties and holiday events. This page is what I tell friends who ask me what living here is really like.

Why my family chose College Park

We came for the schools and the family feel, the nature and views, and an easy drive into Burnaby and Vancouver. More than 10 years later, the everyday things are what we love most: the schools, the daycare at Westhill, the facilities close by, and the trails and parks. Our favourite spots are still Westhill Park and Seaview Park.

What new neighbours are surprised by

How quiet and green it is for a neighbourhood this close to the city. The other surprise is the hills. College Park sits on the slope of Burnaby Mountain, so plan for good winter tires and a little extra time on snowy days.

A neighbourhood that shows up

Block parties, Halloween and Christmas events bring people out every year. I help organize, volunteer and sponsor, and I care most about two things here: bringing neighbours together and safer streets for our kids.

Where is College Park?

College Park sits on the south side of Port Moody, uphill from St. Johns Street and next to the Barnet Highway, on the Burnaby border. Neighbouring areas include Port Moody Centre, Glenayre, Harbour Heights and Seaview. Many streets carry university names, such as Harvard Drive, Princeton Avenue, Cambridge Way and College Park Way, and many homes have views over Burrard Inlet to the North Shore mountains.

Homes in College Park

Detached houses

Mostly built from the 1970s to the 1990s, often on lots of 7,000 to 9,000 sq ft, many with suites, lane access or room to add units. Long-time owners are common, so updated homes and "renovate or rebuild" homes both come up.

Townhouses

Established complexes such as Easthill offer three-bedroom family townhomes, many with an indoor pool, clubhouse and shared green space. A popular step up for families who have outgrown a condo.

Condos

Low-rise 1970s buildings such as Westhill Place and The Evergreens, often with larger floor plans than new builds, indoor pools and lower prices than newer Port Moody condos. Always review the depreciation report and strata minutes on older buildings.

Rocky Point Park, the Shoreline Trail and the craft breweries of Brewers Row are close by. Burnaby Mountain trails are right behind you, and Lougheed and Coquitlam Centre malls are each a short drive.

Buses on Princeton Avenue and nearby streets connect to Moody Centre and Lougheed SkyTrain stations. Moody Centre also has West Coast Express trains to downtown on weekdays. SFU is just over the mountain.

For Thai and newcomer families

If you're new to Canada, College Park is a welcoming place to start. Neighbours come from many backgrounds, Asian groceries and food are a short drive away, and it is a safe, quiet place for kids learning English or French. I speak Thai and English and I'm happy to show you around.

Own in College Park? What your lot may allow

Many College Park houses sit on large single-family lots. Since June 2024, Port Moody's zoning has allowed small-scale multi-unit housing (SSMUH) on many single-family and duplex lots, without a rezoning. Depending on your lot size and where it falls on the City's SSMUH map, that can mean three, four or six units, and a laneway or coach house is allowed if it meets the zoning rules.

This matters even if you never build. Buyers, builders and families looking for a multigenerational home pay attention to lot potential, so it can affect how your home should be priced and marketed. Always confirm your own lot with the City of Port Moody.
